Because we offer a tailor-made service, we prefer to meet our clients face to face if possible. That way, we can find out exactly what you’re looking for and where, offering maybe some useful suggestions about areas of Italy that you might not have previously considered. If a personal introductory meeting is not possible, you can start the process by downloading and filling in an easy requirements sheet, and e-mail it back to us.

Once we know what type of property you are looking for we then set to work, starting a detailed and thorough search over the internet for properties matching your requirements. We usually focus on local Italian estate agents who generally offer lower house prices and lower fees.

We then prepare a shortlist of suitable properties which we submit to you so that you can make your selection and decide which ones to go and visit. At this point we will fully organize your trip - from fixing a schedule of appointments with the various estate agents to arranging travel, accommodation and car hire - and, if you like, we’ll accompany you there if you’re not feeling too confident with your Italian!

Once you’ve set your heart on a particular property, we will deal with the local estate agents on your behalf, and negotiate the very best possible price for the property you want, and the very best possible fees for their services.

When the price has been agreed, we will then help you through every stage of the purchase process, from arranging a survey with a local “geometra” and the initial “proposta di acquisto” (letter of agreement), all the way through to the “compromesso” (exchange) and finally the “rogito” (completion).
