Stage One

We ask for a start up non-refundable fee of £1000, which covers a dedicated search on your behalf for a period of three months, during which we’ll put together a tailor-made portfolio of suitable properties which match as far as exactly possible your particular requirements. This start up fee will be deducted from the final fee at the moment of purchase.

Stage Two

When you’ve set your heart upon a particular property, we will guide you through the whole purchase process until completion. Once the property is yours, we charge a success fee of 1.5% of the property purchase price up to 1 million euros. For properties with a purchase price above 1 million euros, we reduce our success fee to 1.25%.

Because we negotiate the best possible price for you, very often the difference between the asking price and final purchase price is far greater than our fee, so you save money as well as benefit from our finding service!

We want to ensure that you not only find your dream Italian property, but that the whole process of buying it saves you time, money, is stress free and fun. Because we are fully independent, we can match our service to your exact requirements, and we will be glad to accompany you to see the properties or to go on your behalf. In this case, a negotiable fee including our basic travel expenses will be applied.

We have a minimum success fee of £4000.
